Fund Overview

Tradewinds Capital Funds 1+2, are private real estate investment funds  that invest in real estate loans or mortgages in the greater Phoenix – Scottsdale area as well as across the state of Arizona. The primary lending agent for the Fund, A & A Funding Corp., has been in the private money lending business for over 35 years, we are one of the oldest private money lenders in Arizona, and have proved resourceful in navigating various financial and economic environments. We have many years of experience in real estate valuation, lending, and the underwriting of various real estate loans. We have underwritten literally thousands of real estate loans over the years.

Investment Strategy

The LLC's engage in originating, acquiring, managing or selling loans secured by Deeds of trust secured by real or personal property located across the State of Arizona. These loans will not be guaranteed by any governmental agency, but may be guaranteed by affiliates and associates of the underlying borrowers. Members have the option of receiving cash dividends quarterly or having their share of cash credited to their capital accounts.

Fund Philosophy

The Fund will provide strong Investor returns on safe, conservative Real Estate investments primarily in the state of Arizona. Our real estate secured loans are made to builders, developers, business entities and consumers.

Performance History


Tradewinds Capital Fund I is oriented for "Small-Cap" investors.

Tradewinds Capital Fund II has a 9% preferred return allocation to its investors.
Profit Share returns kick in over that point, net returns will typically be in the 10-11% range.
